KUALA LUMPUR: Matrix Concepts Holdings Bhd is expected to surpass its RM1.3 billion sales target for the fiscal year that ends on March 31, 2024 (FY24), partly supported by its most recent project, Levia Residence.

According to its chief executive officer, Chai Keng Wei, Levia Residence's distinct differentiators and strategic planning are in line with consumer preferences.

He said that the residential units, which have square footage ranging from 938 to 1,364 and start at RM684,000, should be completed by the third quarter (Q3) of 2027.

"Levia Residence, renowned for its luxurious and modern living spaces, has witnessed a positive demand for Tower A since its launch. We had achieved the 75 per cent take-up rate for tower A.

"With Tower A reaching an impressive take-up rate, we have decided to adjust prices for Tower B as a reflection of the enhanced value that Tower B will bring.

This will align with market demand and the exceptional features offered by the development," he told the media at the grand opening of the Levia Residence sales gallery here today.

Levia Residence, spanning 1.9 hectares of land, comprises two 36-storey towers with 778 units.

The development offers four different layouts, catering to first-time homebuyers, professionals, and multi-generational families.

Chairman Datuk Mohamad Haslah Mohamad Amin said what makes Levia Residence truly distinctive is not just the architecture or the amenities, but the commitment to create a community that fosters a sense of belonging and well-being.

"It is not only about the structures but also about the stories that will expand within the residents with laughter, joy, and shared moments of life that will transform these residences into homes," he said.

The Levia Residence will come with a wide range of 25 facilities surrounded by lush landscaping including forest garden, farm kitchen, herbs garden, a 35-meter infinity pool and jacuzzi combined, and Sky Lounge with Garden Deck offering breathtaking views of the KL Twin Towers, Merdeka 118 and Tun Razak Exchange (TRX).

Residents will also enjoy exclusive features, including security systems enhanced by smart Al-powered CCTV, a smart concierge services kiosk, a golf simulator, extensive electric vehicle (EV) charging stations, and contactless smart facial and iris recognition access to the lift lobby.

Meanwhile, Mohamad Haslah said that, being a Seremban-based property developer, the company is constantly searching the Klang Valley for promising locations for upcoming development projects.

He said that Matrix Concepts had a residential project approved for 2.26 hectares in Selangor in the pipeline.

The company also intends to launch the Damansara Perdana project this year, which consist of two towers and 510 units of 42-storey condominiums.
