KUALA LUMPUR: Petaling Jaya, Mont Kiara, and Johor Bahru top the list of most sought-after areas by property seekers in Malaysia last year, according to iProperty.com.my.

  Following closely, Cheras secured fourth place, with Puchong trailing in fifth. Other notable areas include Bukit Jalil, KLCC, Subang Jaya, Bangsar, and Cyberjaya.

  Petaling Jaya emerged as the ultimate winner in 2023, marking its second consecutive year at the forefront of the list. The top transacted properties were bungalows, semi-detached, and terraced houses in SS2, SS3, SS22, and SS22A Damansara Jaya.

  Nestled amidst Kuala Lumpur, Sungai Buloh, Shah Alam, Subang Jaya, and Puchong,  Petaling Jaya hosts prominent malls such as 1 Utama Shopping Centre, IKEA Damansara, The Curve, and IPC Shopping Centre.

  Mont Kiara, favoured among expatriates and the affluent, boasts renowned international schools and enjoys a central location between Damansara Heights, Bangsar, and Kuala Lumpur City Centre.

  Johor Bahru secured third place, rising from its 2022 position. Property transactions in the area are on the rise, driven by anticipation for the Johor Bahru-Singapore rapid transit system.

  Moreover, the easing conditions of the Malaysia My Second Home (MM2H) programme and rising rental costs in Singapore could further stimulate property sales in Johor.

  The top three transacted properties in Johor Bahru are Taman Johor Jaya, Country Garden Danga Bay, and Taman Pelangi.

  In Cheras, the mature area is enriched with old establishments and new commercial hubs, benefiting from its proximity to Kuala Lumpur City Centre and accessibility via the Sri Petaling LRT line and Cheras-Kajang Highway. The completion of the Sungai Buloh Kajang MRT line and highways like the SUKE have increased property demand in Cheras.

  Puchong, maintaining its fifth-place position, offers a mature environment with abundant shopping and leisure facilities. Notable areas for property transactions include Bandar Puchong Jaya, Taman Putra Prima, and Taman Puchong Utama, with excellent connectivity via expressways and the Sri Petaling LRT Line extension.

  Bukit Jalil emerged as a newcomer, recognised for its affluent status and hosting notable sports and tech facilities.

  KLCC returned to the list, celebrated for its central location and iconic landmarks like the Petronas Twin Towers. It remains KLCC's hub of convenience by being connected to Bukit Bintang, TRX, and the Cochrane/Maluri area via the MRT Line 1.

  The scarcity of land around KLCC's stations bolsters its value growth, and the resurgence of various business sectors has paved the way for the development of numerous high-end homes within the city.

  Subang Jaya has made a comeback with its diverse property options and proximity to educational institutions.

  Nestled within this lively community, Subang Jaya boasts exceptional highway connectivity, positioning it in close proximity to the vibrant districts of Klang Valley, Damansara Utama, Bandar Utama, Kota Damansara, and Mutiara Damansara.

  The most transacted properties in Subang Jaya are landed homes in Putra Heights, USJ2, and USJ11.

  Lastly, Bangsar debuts on the list, offering upscale living near major districts.

  With ongoing developments and a high demand for properties, Bangsar remains synonymous with luxury and affluence. 

  The top transacted properties in Bangsar include Bangsar Baru, Bukit Bandaraya, and Lucky Garden (Jalan Bangsar).
