Sunway Property, the property development arm of Sunway Bhd is marking its entry into the burgeoning township of Bukit Jalil with the launch of its signature product, Sunway Flora Residences, next month.

The freehold project is designed based on Sunway's Design & Development

Architecture (SDDA), which incorporates elements of sustainability, innovation, health, and wellness as well as lifestyle and new experiences.

Sunway central region property development division senior executive director Chong Sau Min said the company is excited to unveil the freehold project, worth RM723 million in gross development value.

Plot A of Sunway Flora offers 748 units (1,055 sq ft to 1,507 sq ft) in two towers. These units will cost RM700 per square foot (average indicative pricing) and are scheduled for completion by the fourth quarter of 2026. Plot B will be a mixed-use development with retail and serviced apartment components.

Chong said that Sunway Property has chosen Bukit Jalil as the site for an excellent integrated development since it is one of the most widely desired addresses and is close to a top-notch sports facility and an 80-acre recreational park.

He said that with the completion of the MRT Putrajaya line, Bukit Jalil expects to experience much more growth.

Just 700 metres separate Sunway Flora Residences from the Muhibbah LRT station and 3 kilometres separate it from Pavilion Bukit Jalil.

According to Chong, the project would create a magnificent integrated biophilic living environment, which is a design idea that improves occupant connectivity to the natural environment by utilising nature, space, and place.

The residents will enjoy 4.3 acres of nature-inspired facilities including a 1.3-acre private linear park.

"We look forward to Sunway Flora delivering great livability for owner-occupiers as well as definite capital growth for investors," Chong said.

Sunway Flora is a GreenRE Platinum development designed with energy and water efficiency in mind. Indoor air quality, the building's thermal performance, natural ventilation, and renewable energy were considered in the development.

"This allows reduced carbon emissions when in operation and considers the environmental protection and ample green features to be included during the design and construction stage," said Chong.

Chong said that Sunway has built an in-and-out quick ramp in the six-level parking zone of Sunway Flora to lessen the difficulties that tenants experience in a high-rise building.

According to him, the in-and-out rapid ramp enables residents to get straight into their parking floors without having to go in loops to get to their designated parking spaces.

To make it simple for homeowners to charge their electric vehicles, EV charging bays have also been placed within the multi-level parking zones.

Meanwhile, each residential unit is meticulously designed, with plenty of ventilation and natural sunlight.

"This promotes energy savings as well as better indoor air quality for the occupants of the building. The project also emphasises on multi-generational living, catering to the elderly, children, and differently-abled," Chong said.

Ramps are available in the foyer and bathrooms areas, with spacious layouts for all units that range from 1,055 sq.ft to 1,507 sq.ft.

All of the bedrooms are designed to be generous enough to fit in a study or workspace.

Each unit comes with both a wet and dry kitchen.

Enhanced security measures have also been incorporated into the development. A digital lockset for keyless home entries is provided, coupled with a 24-hour multi-tier security system for the overall development.

Chong said to support the residents' health and wellness goals, Sunway Property has designed 4.3 acres of facilities across three levels, featuring a 1.3-acre linear park, a mini jungle trail, skate park, sensory garden, a 1km jogging cum cycling track, a 50m infinity pool, jacuzzi, badminton cum multipurpose court, basketball court, gym room, yoga deck, and a rooftop garden promoting healthy living.
