Nestled in the heart of Johor, Sunway's biggest smart sustainable wonderland to date — Sunway City Iskandar Puteri (SCIP) — has blossomed into an urban haven that defies conventions and redefines possibilities.

As Sunway Group celebrates its 50th anniversary next year, SCIP will also be turning one decade old.

With a safe and healthy environment that encourages "live, learn, work, play and stay", and combined with its prime location between twocountries, the township is poised tobecome Malaysia's next smart sustainable city.

SCIP embarked on its transformative journey with a mission toconvert barren lands into a vibrant, thriving community. Today, sprawling across 728ha, SCIP embodies a fusion of progress and preservation.

SCIP's narrative unfolds across six distinct precincts: Parkview, Lakeview, Seafront, Riverside, Marketplace and Capital — each portraying a unique facet of modern living tailored to the diverse needs of today's house buyers.

Together, these components form a captivating mosaic that captures the very essence of urban life within SCIP.

SCIP takes pride in its seamless connectivity that extends beyond its borders. The Coastal Highway Southern Link, which SCIP jointly undertook, effectively bridges SCIP to the Second Link Expressway in just 5km. The upcoming Rapid Transit System (RTS) Link will also introduce a new dimension to SCIP's masterplan.

SCIP Chief Executive Officer Gerard Soosay envisions a future teeming with endless possibilities.

He anticipates a landscape where heightened Johor-Singapore connectivity propels the region's real estate market — and overall vibrancy.

"The upcoming RTS Link, set to operate by end-2026, will enhance connectivity and enrich the lives of both Johor residents and its visitors. We hope that this railway shuttle will not only bridge physical distances but also spark a new era of convenience and possibilities," he said.

"The transformative impact of this link will be felt deep within the heart of the state. This is not merely a connection; it's a conduit for progress, and it underscores the synergy between SCIP and the promising future of Johor's real estate landscape."

Singapore's escalating cost of living and recent property tax revisions have spurred Johor's property market to flourish.

"All of this presents an opportunity to drive higher demand for developments in Johor."

SCIP, an integrated township just minutes away from Singapore, has emerged as a prime beneficiary by incorporating the commercial, residential, retail, hospitality, educational, medical and entertainment components seamlessly.

The Johor property market is highly receptive to landed developments.

Amid the uncertainties of a global pandemic, SCIP held steadfast, adapting to various challenges and emerging as a thriving Sunway City with Sunway Citrine Lakehomes fully selling out during the Movement Control Order period.

With keen interest from both Singapore and Malaysian buyers, SCIP is set to launch a new landed property project this year.

However, Gerard notes that highrise developments should not be overlooked.

"Reflecting the success of Sunway GRID Residence, Johor buyers are not striking-off high-rises from their property wish list. Instead, they look at three critical components: right product, right pricing and right place."

SCIP's transformative spirit extends across its diverse sectors. Properties are made low-density and epitomise contemporary residential living. Education is also a key feature within SCIP.

Last year, the township's Sunway International School and SJK (C) Cheah Fah signed a sister agreement — a rare collaboration between a private and public school. Joining this educational lineup soon are 42 Iskandar and Sunway TES, a free coding school and a renowned accounting school, respectively.

A smart office tower, Wisma Sunway Big Box opened its door earlier this year and has attracted household names such as NEC Malaysia and Iskandar Regional Development Authority to take up space in the 12-storey building.

On the other hand, recreation thrives in SCIP; from the adventure park, XPark Sunway Iskandar, to a new football field and regular sporting events; SCIP takes work-life balance seriously.

Sustainability is a core DNA of Sunway and this commitment shines through SCIP. The township's green initiatives include recycling centres and monthly Pendas River water monitoring and fish release programmes.

With a diverse and growing community, security remains paramount and assured, with 24/7 auxiliary police and CCTV systems. Together with NEC, SCIP will be building a centralised command centre, to enhance efforts for the community's safety and security.

Retail and hospitality find their place in Sunway Boulevard 88, Sunway Citrine Hub, Sunway Big Box Retail Park, and Sunway Hotel Big Box.

SCIP's proximity to Legoland positions it as a prime tourist destination. Recently, the hotel was deemed excellent by TripAdvisor, increasing the township's appeal to both long-term and short-term stays.

As SCIP prepares for the future, the township will bring beloved components from Sunway City Kuala Lumpur and Sunway City Ipoh to the southern region, including a medical-educational hub and an industrial park that will be introduced to compliment the township's blue and white-collar sector, thus completing the township's goal of "live, learn, work, play and stay".

"Sunway City Iskandar Puteri's essence lies in always staying steps ahead, anticipating the future needs and aspirations of all. This forward-thinking approach is a testament to our commitment to crafting a city where even the unspoken desires find their place, a true embodiment of living and thriving with anticipation," said Gerard.

Building up to the 10th year anniversary, SCIP will remain committed to its identity as a master community developer by building more than houses.

As Gerard defines, "It's about building a community for generations to come".

Meanwhile, Sunway City Iskandar Puteri is celebrating Malaysia's 66th anniversary with its Merdeka Delight campaign.
